Instructions for Submitting an Application

 

1. To submit an application on one of our properties, please complete the information below. If you are unable to complete the application online, you may come in person to our office with a $75 app fee via money order per adult to fill out a paper application.

2. One application is required for each adult 18 and older regardless of whether or not they are employed and/or will be responsible for the lease. EACH PERSON MUST SUBMIT A SEPARATE APPLICATION OR YOUR APPLICATION WILL BE CANCELLED. COMPLETION OF THE CO-APPLICANT SECTION DOES NOT SUBMIT THEIR APPLICATION.

3. Please send over via fax (833) OmniFax or email (Applications@OmniKeyTexas.com) the following information for each applicant:

  • Best contact information for current landlord if not included on app, and previous if occupied less that 2 years.

  • Copy of driver's license or other government issued ID.

  • Last 2 paystubs from your employer, or if you are self-employed the prior year's tax return.

  • If you have outstanding items on your credit or background, such as criminal records, evictions, lawsuits, foreclosures, bankruptcies, etc.; please provide a short letter describing the circumstances and why you would be a good tenant for our property.

  • Photo of any pet(s)

 

The following are our requirements for application approval:

  • Each adult over 18 must submit an application even if it is a student. The application fee is $75 for each adult.

  • Number of occupants is not to exceed those allowed by city/county/state regulations.

  • Verifiable income of three times the tenants monthly rent, some landlords will consider 2.5 times.

  • Verifiable source(s) of income (employment, SSI, disability, etc) or proof of large savings may be accepted in some cases.

  • No aggressive breed pets unless otherwise noted. Breed types to include: Pit Bulls, Rottweiler's, German Shepherds, ETC. If you have an aggressive breed dog, email us before submitting your application at Applications@OmniKeyTexas.com. ESA and SA are exempt from this paragraph.

  • Satisfactory and verifiable rental history. Some landlords will accept no rental history for first time renters.

  • No evictions within the last 5 years. If you have an eviction, please provide a short letter describing the circumstances and why you would be a good tenant for our property. If you have a recent eviciton and no verifiable positive rental history since, we recommend you contact us before applying at Applications@OmniKeyTexas.com.

  • No occupant with a recent convictions for crimes relating to violence, property theft, sexual offenses, crimes against minors or any type of crime that would threaten the peaceful living enjoyment or safety of residential premises and the surrounding community. No convictions for the distribution or manufacturing of drugs. If you have a conviction that falls into the preceeding list, please provide a short letter describing the circumstances and why you would be a good tenant for our property or contact us before applying and we may accept this case by case if the crime is older than 10 years. You can email this to Applications@OmnikeyTexas.com. WE RESERVE THE RIGHT TO DECLINE FOR THE ITEMS LISTED ABOVE IF WE FEEL THEY ARE A DANGER FOR OUR PROPERTY OR THE SURROUNDING NEIGHBORS. EXPLANATIONS WILL NOT BE ACCEPTED FOR ANY VIOLENT SEXUAL OFFENSES. ANY APPLICANT REGISTERED AS A SEX OFFENDER WILL NOT QUALIFY.

Note: CREDIT HISTORY WILL ALSO BE CONSIDERED WHEN REVIEWING AN APPLICATION. IF YOU HAVE ANY VARIANCES FROM REQUIREMENTS ABOVE PLEASE BE SURE TO EXPLAIN THESE ITEMS WHERE SPACE IS ALLOTTED ON THE APPLICATION. 

Please note we do our best to timely run applications, but some properties recieve MANY applications at the same time. Just because you apply for the property does not mean we will run or approve your application. Even if you have perfect credit and rental history, that does not mean you will be approved as we may have other applicants who also fit the same criteria.

IF your application is accepted, your lease will be sent to you for digital signature. You must deliver your certified funds for security deposit and any pet deposit as well as complete the signing of this lease within 48 hours. Failure to do this within 48 hours may result in us immediately moving on to the next application and rejecting yours.

The property will remain listed, continue to show, and be available to the next applicant UNTIL all applicants sign the lease and pay their deposit via certified funds.

Leases are sent via E-Lease for your digital siganture. Funds are to be delivered to our office unless other arrangements have been made.

For immediate move in, first month's rent MUST be paid at lease signing via certified funds. Until first month's rent and deposit are paid, keys will not be released.

Rental history

Please be sure to put correct contact information for your current and previous landlord.

You MUST print, fill out, and sign and attach the below documents to us where requested below so we can request your rental history. Failure to do this in a timely manner can result in a delay in processing your application, or ultimately, rejection of the application. Employment

Be sure to put full and complete information for your current and previous employers. We will need a copy of your last 2 pay stubs emailed to us at Applications@OmniKeyTexas.com. PAYSTUBS MUST BE FROM A PAY PERIOD IN THE LAST 30 DAYS FOR CONSIDERATION.

If you are self employed or do not have paystubs avaialble, we will need your last tax return. If you have any supplemental income such as child support or retirement, we will need proof of the last two payments for these items and/or any proof they will continue such as a court order.

Terms and Conditions

I understand that this is a routine application to establish credit, character, employment, and rental history. I also understand that this is NOT an agreement to rent and that all applications must be approved. I authorize verification of references given.

I further authorize OmniKey Realty to pull my credit report as well as background and evictions histories. I declare that the statements above are true and correct, and I agree that the landlord may terminate my agreement entered into in reliance on any misstatement made above.

Renter's Insurance

If your application is accepted and you rent a residential unit from us, you acknowledge that we do not maintain insurance to protect you against personal injury, loss or damage to your personal property or belongings, or to cover your own personal liability for injury, loss or damage you (or your occupants or guests) may cause others. You also acknowledge that by not maintaining your own policy of personal liability insurance, you may be responsible to others (including us) for the full cost of any injury, loss or damage caused by your actions or the actions of your occupants or guests, including but not limited to fire damage. For the duration of your Lease Contract you must maintain a personal liability insurance policy, which provides limits of liability to third parties in an amount not less than $100,000 per occurrence. You will ensure that the liability insurance policy identifies the landlord or property management company as a “Party of Interest” or “Interested Party” (or similar language as may be available). You understand and agree to maintain at all times during the Term of the Lease Contract and any renewal periods, a policy of personal liability insurance with this limit and otherwise satisfying the requirements listed below, at your sole expense.

Therefore, you are required to purchase and maintain personal liability insurance covering you, your occupants and guests, for personal injury and property damage any of you cause to third-parties (including damages to our property), with the minimum policy coverage amount set forth in paragraph 2 above, from a licensed insurance carrier authorized to issue such insurance in Texas. The carrier is required to provide notice to us within 30 days of any cancellation, nonrenewal, or material change in your coverage. We retain the right to hold you responsible for any loss in excess of your insurance coverage.

 

Application Fee

I understand that my application fee, once paid, is considered nonrefundable. I further understand that the payment processing agency will charge and collect a fee, up to an additional $4.00, for the processing of my payment online. Once this application is submitted, the application fee is non refundable.
